When Should I Reserve my Vacation Rental?
Please review the information on this site. Call or email us as soon as you are sure of your vacation dates. We will
check availability and help you with information regarding your reservation. Keep in mind that special events such as
Daytona 500, Bike Week and Spring/Summer vacations book early.  For the best choice, most summer weeks are
booked in January, February and March. However,  owners do accept reservations throughout the year.  Some of the
Special Events are booked up to a year ahead and it's good to plan ahead for those.

During slower months, such as May, September, October, November and December, a short notice is often possible.  
Contact us for information for a quick getaway during those months.  
Don't be afraid to check back since there may be a cancellation.

How do I make a reservation?
Your on-line or email reservation request does not constitute a reservation until you have sent in your deposit/rental
fees along with a signed owner's rental agreement directly to the owner of the vacation rental you wish to reserve for
your vacation. The owner's name and address is on the rental agreement along with all of their terms and
requirements. Please  contact us and indicate your date selection, we will check availability and email you a copy of
the owner's info and their personal rental agreement requesting your payment/deposit. Once your payment and
signed rental agreement is received by the owner, your reservation is confirmed.
Confirmations will be confirmed by the owner via email.
Note: This site is not a rental agent; it is an advertising and Internet based secretarial service for owners of vacation rentals in Ormond
Beach and Ormond by the Sea, Florida.

Is there a minimum stay requirement?
During the Peak Season of  Feb to August,  the minimum booking period is one week. During the fall and early winter
months 3-4 night stays may be arranged.  Please email us for availability for Special Events.  Some owners will rent
out multiple months in both the summer and winter.

Why is there a maximum occupancy requirement?
Local fire authorities enforce a strict occupancy limit and various Home Owner's Associations also set the maximum
number of guests per unit.

How far is the beach?
You're on the beach!  All the oceanfront condos are directly on a lovely no drive beach in Ormond Beach or Ormond by
the Sea, Florida.  We also have a few properties which are directly across the street, but with ocean views; these are
called ocean view.  Then there are also beach houses and cottages which are across the street from the beach or just
a short walk away.

What do I need to bring?
Just yourself, your family and friends and sun tan lotion.  All vacation rentals are fully furnished.

Are Linens Provided?
Yes, all linens and towels are provided for guests at no extra charge.  Guest are requested to leave no more than one
day's worth of used linens or extra laundry charges of $25/load will be subtracted from damage deposit.


Which are the closest airports?
Daytona Beach (DAB) is only about 20 minutes from the Ormond Beach area.  Orlando (MCO) offers flights from all
over the country and the world.  It is approximately 75-90 minutes away.  Other airports nearby are St. Augustine,
Sandford and Jacksonville.

Is there a telephone?
Most units offer complimentary local phone service only.  Toll calls are NOT permitted.  Please arrange to use your cell
phones, calling cards or pre-paid phone cards for any long distance or toll calls.

Is there an Internet Connection?
Most owners have provided high speed and sometimes wireless Internet for their guest to use.  Please verify Internet
availability for the specific vacation rental unit you have in mind.

Smoking?
All units are non-smoking. A strict no smoking policy applies. Non-compliance is will be the cost of smoke
remediation along with loss of security deposit and immediate eviction.

Pet Policy?
If you are in a "No Pets Allowed" unit you may not bring a pet or have a guest with a pet visit  inside your unit.  Many
guests have pet allergies and count on a 'no-pet unit 'not having pets in residence prior to their arrival.  If found in
violation, you will be assessed $300.00 plus additional cleaning.

Parking?
Your rental includes parking. No RV's, trailers, campers or large trucks are allowed to park on the premises.
Arrangements may be made for nominal or complimentary off site parking for trailers nearby.

Cancellation:
Cancellations made sixty days or more prior to Arrival Date will receive a refund of all rental monies and damage
deposits less an administration fee of $40.00. Cancellations must be made in writing. If a cancellation is made less
than sixty days prior to scheduled Arrival Date, your deposit/rental fees are non-refundable unless the owner is able to
rebook the rental period for the same rate and time period.  Your rental agreement explains this in detail.

Late Arrivals:
We can make arrangements for late check-ins due to flights or delay in arrival times

Peak-Season Rentals:
(Jul/Aug) - Check In 3 P.M. Check Out 10A.M. Saturday

Off-Season Rentals:
We will rent for three or more nights outside of July and August. We have added flexibility with check in/out times

Housekeeping:
You are responsible for maintaining the cleanliness of your rental during your stay, and for leaving it in good condition
when you depart. After you check out, it will be inspected. Your deposit will be charged for any loss, damage or extra
cleaning.

Late Charges:
Any late charges resulting from an unscheduled late check-out (after 10:00 am) will be assessed by the hour at a rate
of $50.00 per hour.

Lost & Found:
We always try to reunite owners with any items found left behind and will hold items left behind for two weeks. Owner
is responsible for shipping and fees associated with returning/mailing items to you or any other specified recipient
